Hi Ponce,

We’ve been asked to provide a proposal to an applicant with a project in the City of Beaumont. The project is located on the northeast corner of Noble Creek Parkway and Oak Valley Parkway, with 274 single family dwelling units (previously approved for 250 units).

In speaking with the applicant they indicated that the City is looking for a focused traffic analysis of 2 intersections: Cougar Way at Beaumont Avenue and Noble Creek Parkway at Oak Valley Parkway (planned signalized intersection). The focused analysis would include a trip generation comparison and the proposed and previous project. We will also compare the LOS results from the previous traffic study (prepared approximately 11 years ago) to the current results.

Please confirm the level of work effort the City is looking to be conducted for the site. Also, please confirm if an E+P and near-term cumulative analysis is sufficient or if the City will also require long-range to be evaluated for these 2 intersections?
