NOTICE IS HEREBY GIVEN, that the City of Beaumont Planning Commission and City
Council will conduct public hearings to consider the matters described below. The Planning
Commission’s hearing on these matters will be held at 6:00 p.m. on Tuesday, September 13,
2016 at 550 East Sixth Street, Beaumont, California. The Planning Commission will consider
making recommendations on these items to the City Council, which has final authority over
these entitlement actions.

The City Council’s public hearing on these matters will be held at 6:00 p.m. on Tuesday,
September 20, 2016 at 550 East Sixth Street, Beaumont, CA

The matters to be considered are further described below:

Heartland Development Agreement Amendment (16-DA-01). Consideration an amendment
to the existing development agreement which governs the development of the Heartland
Property. The Heartland project is approximately 417 acres located north of State Route 60,
south of Oak Valley Parkway and west of the future Potrero Boulevard. The proposed
application is exempt from the provisions of the California Environmental Quality Act. The
applicant for this project is LV Heartland LLC.

The case file, plans, and all supporting documentation for the project can be reviewed at the
Beaumont Civic Center, 550 East Sixth Street, Beaumont, California.

On public hearings itemsthe public may present testimony to the Planning Commission and City Council either in personor by mail. Written comments will be accepted until the night of the hearing.

heartland was allocated $2,345,669 and area 4 (now hidden canyon warehouse) was allocated $2,560,000 …

the money’s gone …

on the 2017 mello roos tax rolls heartland area 5 is charged per house for 987 houses ..

are there 987 houses in heartland…??

No, there are no houses in heartland – the property was never developed…

let’s review;

$2.3 million is acquired to develop the property, but the property is never developed … heartland property is being charged mello roos taxes for houses that were never built, which means the developer is paying the property taxes, right…???

now why would a property owner agree to pay $1/4 million/year in mello roos taxes on property that was never developed…?
