A Property Owner from Fairway Canyon Area 19 mailed me a copy of their 2016 Property Tax Bill received in the mail from the County of Riverside.

The Property Owner’s Tax Bill from the County’s WEBSITE lists the following:
1% per Prop 13: $3,148.82
Stormwater: $2.92
Mello Roos 19C $2,803.68
Mello Roos Services $313.70
San Gorgonio $50.88

The Property Owner’s MAILED Tax Bill listed the following Charges:

1% per Prop 13: $2,330.00
Stormwater: $2.92
Mello Roos 19C $2,803.68
Mello Roos Services $313.70
San Gorgonio $50.88
Beaumont School $165.56
Mt San Jacinto Jr College $32.48
San Gorgonio Hospital $189.73
San Gorgonio Water Agency $431.05

The amount of total taxes paid is the same, but online Riverside County Tax Assessor charges more than 1% Property Tax. Both Tax Bills lists the assessed value of the Property at $233,000, so the $2,330.00 listed on the mailed Tax Bill is correct.

The only reason I can think of is that the County is attempting to hide the true amount of additional taxes charged in Beaumont.

COMPARE YOUR MAILED TAX BILL TO THE COUNTY WEBSITE AND CHECK YOUR 1% PROPERTY TAX

Your 1% Maximum Property Tax is State Law. Calculate your 1% Tax of the Assessed Value of your Property that is listed on your Tax Bill:

Total Property Value (land plus house) x .01

If your property is worth $250,000; your 1% Property Tax is $2,500.

If your property is worth $100,000; your 1% Property Tax is 1,000.
